What You Will Be Doing
-Lead physical due diligence teams during acquisition and development phrases;
-Work with Acquisition team on the development of a comprehensive scope of work (“SOW”) for the assigned projects;
-Effectively communicate and present capital SOW to senior management and internal stake holders;
-Address immediate needs of each project for health and life safety concerns, major system upgrades, residential unit remodels, ADA modifications, energy efficiency modifications, and artistic design for the long-term preservation and development;
-Manage relationships in coordination with architects, engineers, general contractors, local municipalities, and housing finance agency inspectors for development of the SOW and successful execution of the construction project;
-Develop and manage construction budgets ;
-Participate in weekly project update conference calls;
-Prepare and deliver to capital partners the monthly construction draw requests;
-Provide design guidance for interior and exterior modifications;
-Provide design guidance and construction oversight for ground up construction initiatives;
-Evaluate and manage change orders within established budget tolerances;
-Conduct property inspections for effective oversight of construction progress and monthly draw requests;
-Effectively communicate with internal and external teams regarding due diligence findings, progress of construction management, and final construction completion;
-Prepare and deliver necessary construction close out documentation.
What You Need for this Position
-Bachelors degree in construction management, civil engineering, and/or applicable area of study; Master degree highly preferred;
-Minimum 5-7 years of relevant experience in multi-family or office construction, along with management and preparation of construction budgets;
-Strong knowledge of construction principles/practices required
-Excellent problem-solving skills, with an adaptable and flexible style in working with all types of individuals
-Project set up, budget planning, buy out, and cost reporting experience is a must
-High level of scheduling, dealing with subcontracts, subcontractors and/or self-perform work is a must
-Experience leading successful project teams, including development of employees and maintaining relationships with external entities
-Creative and results-oriented, with a strong sense of urgency
-Successfully managed development projects of at least 100 million dollars (design build preferred).
-Highly entrepreneurial and self-motivated, with the ability to work equally well on own as well as in a team environment.
-Ability to walk the job site, climb ladders, and multi floor scaffolding.
-Ability to lift objects at least 50lbs
