DESCRIPTION:

Senior Project Managers are responsible for ensuring projects are tracked to all project metrics such as schedule, budget, safety, quality, and client needs. The project is to be managed and administered in compliance with company policies and procedures and Rudolph and Sletten’s Core Values (client-focused, integrity, passion for building, quality, safety, service, technology-driven). Knowledge bases include technicaland operational knowledge ofbuilding construction, R&S corporate policies and procedures,general leadership, administrative,and execution skill sets. This position carries out supervisory responsibilitiesin accordance withthe organization's policies, core values,and applicable laws.Supervisory responsibilities include, but are not limitedto:interviewing, hiring, training,and mentoring employees; planning,assigning,delegating,and directing work; appraising performance; rewarding and disciplining employees;and resolving employee issues.

This position carries out supervisory responsibilitiesin accordance withthe organization's policies, core values,and applicable laws.Supervisory responsibilities include, but are not limitedto:interviewing, hiring, training,and mentoring employees; planning,assigning,delegating,and directing work; appraising performance; rewarding and disciplining employees;and resolving employee issues.

Essential Duties and Responsibilities:

  • Enhanced participation andunderstanding of the preconstruction process anditsintegration into construction

  • ParticipatewiththePreconstruction teamin estimate preparation,review,and subcontractor post-bid meetings

  • Effectively manage job set-up processwhilefollowingcompany procedures

  • Assembles team and clearlyestablishesteam member roles and responsibilities

  • Facilitatekickoffmeetings where projectprocedures are reviewed and agreed upon by R&S,owner, and design team

  • Assemble project closeout plan and schedule for completionimmediatelyfollowing construction completion, including turnover packages, training, and subcontractor and R&S contract closeout

  • Create and leadajobsite culture that prioritizes safety

  • Have thoroughknowledge of R&S Safety Manuals,including the Environmental Health and Safety Program (ESHP), Injury and Illness Prevention Program(IIPP), and SIP Program

  • Ensure compliance with OSHA regulations to include health, safety, and welfare as appropriate

  • Responsible for the financial health and success of the project

  • Support Corporate Financeobjectivesby abiding byprocedures andprovidingaccurateproject financialreports

  • Establish project original budget set-up afterathoroughunderstanding of the Owner Agreement requirementsand monthly payment application requirements

  • Understand and ownoriginal projectbudgetsandtheintent of individual budget lines, and verify/agree onthe use of the budgets in the forecast

  • Track subcontractor outstanding potential changeorders monthly and manage theproject teamtimelyprocessing of subcontractor change orders

  • Lead the project team indeveloping andmaintainingthe project master schedule

  • Ability to complete a thorough review of the schedule including critical path, sequencing, relationships, durations, and float time

  • Enhanced understanding ofscheduling softwareplatforms such as Primavera P6

  • Ability to fully implement andfacilitatetheLast PlannerSystem (LPS)

  • Establish and implementaQuality ManagementProtocol thatalignswith the Ownercontract

  • Oversee and manage the submittal and coordinationprocess

  • Oversee and manage successful project BIMmanagement plan

  • Enhanced ability to resolve field quality issueswiththe owner, architect,and subcontractors

  • Advancedunderstanding of executed Owner agreement requirements, terms,andlimitations

  • Keep Owneragreement/requirementsalignedwithsubcontractagreements

  • Advancedunderstanding of regional labor agreements and interpretation of Project Labor Agreement (PLA), ifrequired

  • Establish andactivelymaintainbusiness development relationships with owners, architects, subcontractors, consultants, and otherswhile building a network for future business contacts

  • Participatewiththeregional office on active businessdevelopment activitiesand project pursuitswhen asked

  • Promote a positive work environment

  • Develop a relationship with team members,establishleadership and assignment ofteam member responsibilities

  • Motivate people to perform effectively and encourage cooperation, communication,and collaboration

  • Ability to lead a project team through challenging situations successfully

  • Ability toidentifyand help fill a role within a project as project conditions require

  • Effectively train and mentor Project Managers and Sr. Project Engineers in project financials and management

  • Providesleadershipandparticipatesin regional meetings, Safety Dinner events, Career Path Training, and group activities

  • Demonstrates ability to be dependable, consistent, diligent, and thorough in day-to-day tasks

  • Analyzes and resolves complex construction process problems and issues and effectively communicates whileinterfacingwith all levels of personnel

  • Ability to follow instructions and pre-established guidelines to perform the functions of the job

  • Excellent communication, organizational, and interpersonal skills

  • Performs work tasks by receiving direction and then working independently withaninterest in quickly learning and applying new skills and abilities

  • Exercises creativity and resourcefulness in completing tasks accurately in a compressedtime frame

  • Handles a varied workload and multiple priorities while working as a team with coworkers toaccomplishcompany and project goals

  • Performsadditionalduties as assigned by supervisor

REQUIREMENTS:

  • Bachelor's degree in Engineering Construction Management or a related field is desired; a combination of education and work experience will also be considered in lieu of degree

  • Minimum of ten (12) years of experience in the field or in a related area required

  • Work experience in all disciplines of construction (civil, structural, architectural, electrical, mechanical, and plumbing) preferred

  • Experience with large commercial projects; healthcare, higher education, corporate campuses, justice, science & technology is desired.

  • Work experience in all disciplines of construction (civil, structural, architectural, electrical, mechanical, and plumbing) preferred

  • Ability to prioritize requests and managecomplexprojects to meet target delivery dates

  • Ability toanticipate potential challenges before they become problems

  • Strongjudgment in addressing technical issues and effectively managing and leading a team

  • Ability to organize and collaborate on efforts to resolve problems or issuespromptly

  • Intermediate knowledge/proficiencyof MS Office Suite (strong Excel skills in particular)

  • Intermediateunderstanding of Procore construction software is preferred

Expected annual salary range for this job is $160,000 - $190,000 depending on experience
