What You Will Be Doing
Assist in the strategy creation for all project estimates; work with Estimating to qualify project costs estimations.
Preparation of 'scope of work' for vendor solicitation; execute sub-trade pre-qualification exercises; prepare and execute sub-trade contract agreements.
Identify and coordination technical specifications for project proposals.
Initiate and maintain liaison with owners and other contacts to facilitate project activities.
Represent Company in project meetings and attend strategy meetings.
Execute purchase orders and subcontract agreements to procure labor, supplies, and materials to complete projects.
Interpret and explain plans and contract terms to administrative staff, workers, and clients.
Review the project in-depth to schedule deliverables estimate costs.
Plan ahead to prevent problems and resolve any emerging ones.
Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors; ensure all contract details are communicated and maintained throughout the project.
Ensure required permits and licenses are obtained.
Continuously analyze, manage and mitigate risks.
Collaborate with architects, engineers and specialists.
Coordinate project security and safety
Review and approve all submittals and shop drawings; develop and maintain submittal log.
Process RFI's as needed.
Ensure all construction drawings are complete (seek input from superintendent). Perform full constructability analysis.
Facilitate client meetings and attend weekly project meetings with all trades for project coordination.
Foster positive client relationships.
Prepare and review project forecasting updates, including job scheduling, costing; manpower projections.
Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
Continuous pursuit of cost saving and process improvement strategies; research cost effective solutions to project problems; communicate implementation procedures and oversee accuracy.
Investigate potentially serious situations and implement corrective measures.
Ensure contractual conditions of performance are met.
