The Role: The Assistant Building Superintendent works on Fridays, Saturdays, and Sundays at the Center for Recovery and Wellness (CRW) and is a member of the facilities management team. He or she helps ensure the building is operated in a safe, clean, effective, and uninterrupted manner seven days a week. The Assistant Building Superintendent performs minor maintenance and repair to the building’s physical plant, including mechanical systems, walls, floors, and doors.

  • Acts as a point person for facilities, and maintenance, at CRW.

  • Collaborates with staff to provide strong customer service to program areas.

  • Oversees CBS cleaning staff during hours of work.

Responsibilities:

Operation/Maintenance/Repair of Building Systems (45%)

  • Manages maintenance and operation of building systems; including boilers, HVAC, electrical, lighting, plumbing, elevators, and fire safety systems.

  • Sets and monitors thermostats to maintain a comfortable building environment.

  • Completes schedule of rounds to perform systems checks and inspections when serving as the designated facilities maintenance manager.

  • Takes corrective actions to keep systems in compliance and operating safely; alerts Building Engineer on issues outside his/her core competencies and does appropriate follow-through.

  • Oversees skilled maintenance repairs on building and building systems to ensure the safety of occupants and continuous operation of the building.

  • Performs hands-on maintenance and repair including dry-wall repairs, spackling and painting of walls, minor plumbing and plumbing fixture repairs, floor/door repairs, light tube replacement, and other repairs.

  • Reports leaks, mechanical failures, structural, masonry, plumbing, electrical, and other repair needs to the Building Engineer.

  • Be able to have to rotate on-call schedule, as well as be able to work extra hours if needed.

Oversight of CBS Cleaners (35%)

  • Inspects the building to ensure porter staff is completing all cleaning and servicing responsibilities in a satisfactory and timely manner; reports cleaning deficiencies to the Building Engineer.

  • Ensures cleaning staff completes room set-up and break-down schedules in a timely and satisfactory manner.

  • Works with cleaning and building staff to remove/clear rubbish and remove snow from sidewalks when necessary.

Safety and Security of People and Building (10%)

  • Acts as a fire safety staff member, including fire and other drills.

  • Responds to emergency calls and write up necessary reports.

Other (10%)

  • Maintains a professional demeanor at all times; provides assistance to program participants and staff in a courteous manner; recognizes and respects people as individuals.

  • Performs other duties as assigned by the Building Engineer.

Requirements:

  • Normal work schedule consists of Friday, Saturday, and, Sunday (8 am to 6 pm); must be able to work on-site and provide coverage during facility emergencies or when preparing for inclement weather

  • High School Diploma or GED required; trade school diploma/certificate preferred.

  • Four years of experience preferred in building maintenance.

  • Holds, or is willing to obtain important licenses and certifications.

  • Current NYS motor vehicle driver’s license.

  • Has training and ability to work with latex materials and sealants, paints, pesticides, caustic chemicals, and with dust and noise; experience in safely disposing of hazardous materials.

  • Must be able to use hand tools, and operate manual and power equipment.

  • Must be able to perform physical activities, such as but not limited to, lifting heavy items (up to 50 lbs. unassisted), bending, standing, climbing and walking, and snow removal.

  • Must be able to climb and use ladders.

  • Team player with good organizational and time management skills; interacts positively with others to meet the organization’s objectives.

  • Excellent customer service skills, handling matters in a courteous and timely manner.

  • Proactive hands-ons on approach, as well as a professional work ethic.
