D.R. Horton, Inc.is currently looking for a_Land Development Amenity Project Manager_. The right candidate will manage the construction and/or installation of amenities in a new community. Amenities include clubhouses, entrance features, community fencing, swimming pools, basketball courts, tot lots, walking trails, and others that would make the community appealing to the target market.

Essential Duties and Responsibilitiesinclude the following. Other duties may be assigned.

  • Participate in the due diligence process and ensure the amenity work is completed prior to the expiration of the contingency period. Review all due diligence property documents and reports
  • Work with the project teams to budget, forecast, and manage field personnel as well as management of labor, equipment, materials, tools, and other cost considerations
  • Participate in preconstruction planning meetings, weekly meetings, change orders, and project closeouts
  • Manage the construction schedule and ensure the highest quality product is delivered on time and within budget
  • Schedule all involved subcontractors for each phase of construction and evaluate the quality and efficiency of their work to ensure work complies with local, state and federal building code requirements and company standards of workmanship
  • Inspect and determine subcontractor’s workmanship and product quality is completed on time and within defined scope of work. Halts any work that is not satisfactory or noncompliant with plans, specifications, or applicable code
  • Responsible for site safety. Ensure the overall jobsite is safe for workers as well as manage compliance with established company safety policies
  • Perform amenity site inspections to identify project status, progress, and risk management
  • Support process for approving progress payments to subcontractors
  • Resolve construction project related issues, disputes and disagreements
  • Engage with local building officials to pass inspections and re-inspections as required
  • Participate in the collaboration of information sharing and work distribution with Land Acquisitions, Development, Construction and the Sales/Marketing teams
  • Coordinate with agencies for permitting, insurance and closeout requirements for amenity transfer to HOA
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
  • Ability to work outside normal business hours and extra hours as needed to meet project needs
  • Ability to travel overnight

Education and/or Experience * High school diploma or general education degree (GED) * Three to five years of related experience and/or training * Must have a vehicle and a valid driver’s license * Detail-oriented and the ability to read, understand and interpret construction documents, drawings, specifications, scopes of work and project schedules * Technical skills to interpret construction methods * Adhere to regulatory guidelines * General knowledge of municipal permitting, regulations and building codes * Ability to control cost overruns and manage a budget * Strong verbal and written communication skills * Ability to utilize DRH Construction applications on a smart phone, tablet, or laptop * Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications * Proficiency with MS Office and email * Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and peripheral vision * Regular exposure to outside weather conditions, moving mechanical parts, high precarious places and risk of electrical shock * The noise level is generally loud
